We are currently seeking a _Community Manager_ to oversee the daily operations of an Affordable Community in _South Fulton, TN_ . The ideal candidate will have extensive Project Based Section 8 experience and meet the minimum requirements of the job description below. COS designation is preferred. Relocation will be considered for the ideal candidate.

Job Description Summary
The activities and responsibilities of the Community Manager are the most varied and broad in scope of any position in the property management chain of command. Only those who have been selected with due concern for their abilities to master and handle a multitude of situations will succeed. We place a great deal of trust and confidence in the Community Manager. The Community Manager is part of the administrative team in charge of supervision of day-to-day operations
Essential Duties & Responsibilities
1. Development of sound physical and fiscal procedure in accordance with established company policies. Total responsibility (under the direction of the Regional Manager) for all phases of operation of the property, including but not limited to the general administration and maintenance of the physical asset and direction and control of all personnel.
2. Establish short and long term property goals.
3. Effectively represent the Owner.
4. Maintain a good working relationship with area agencies to assure their assistance.
5. Manage after hours and weekend emergencies as they occur.
6. Responsibility for the work performed by all staff members under his or her supervision.
7. Hire, evaluate, and terminate employees in accordance with the Management Company Policy Directives.
8. Maintain accurate payroll records for all employees.
9. Properly review completed documents for residency, verifications, move-in, and recertification.
10. Ensure collection and deposit of all resident payments in accordance with company policy.
11. Maintain operating expense levels as budgeted unless approval from supervisor is secured.
12. Obtain necessary bids on contract work.
13. Supervision of outside contractors working on the property.
14. Ensure all units are inspected as required by company policy.
15. Ensure all certificate of insurance requirements are met.
16. Perform regular building and common area inspections. Record any deficiencies and take necessary action to improve the general appearance of the property and correct any deferred maintenance within the budget allocations.
17. Report any and all accidents and emergency situations to the home office immediately and prepare the proper reports as directed.
18. Properly maintain all discretionary funds in accordance with company policy.
19. Adhere to all maintenance and purchasing directives as per company policy.
20. Ensure that all maintenance requests are handled in a prompt, efficient, and cost effective manner.
21. Ensure that all vacancies are prepared in accordance with company policy, striving to maintain or exceed budgeted occupancy at all times.
22. May be required to drive personal vehicle for company business such as post office, bank, etc.
23. Perform all other duties as required.
Working Conditions
A Community Manager will spend intermittent time sitting, standing, using office equipment and computers. A Community Manager may have to do light lifting of less than twenty (20) pounds for supplies and materials occasionally.
The incumbent is located in a busy, open area office. The incumbent is faced with frequent interruptions.
Skills & Qualifications
1. Apartment Management experience is preferred.
2. He or she must be reliable in all financial matters, in reports to supervisors, and other management personnel, and in relationships with the residents.
3. The Community Manager must have the ability to provide customer service to all residents and applicants. 4. The Community Manager must use common sense and sound judgment. Self-control is to be maintained at all times, under all circumstances.
5. The Manager should be very neat and clean, and should dress appropriately.
6. Must be able to operate a computer, calculator, software, and telephone system.
7. Must have a high school diploma. Some college or degree preferred. ARM, CAM, RAM or industry designation also preferred
